Two of Perth’s western suburbs are all that stood between a total eastern states domination of Australia’s premium property markets last year.

Figures released by property analysts RP Data show Nedlands and Cottesloe as the only two non-Sydney or Melbourne suburbs to make the top 20 areas for $1 million-plus house sales last year.

The recovery from the global financial crisis showed in the figures.

There were 122 such sales in Nedlands, placing it 10th nationally, while Cottesloe (15th) clocked up 106 settlements.

The number of sales in Nedlands was a record for the suburb, six higher than in 2007 and almost double that of 2008.

But Cottesloe, while recording an almost 50 per cent increase on the previous year, was 15 short of its 2007 record.

Meanwhile, the seemingly never-ending building of apartment buildings in Earth Perth saw it top the state for sales of $1m-plus units.

The suburb shared the honour with South Perth. Both had 33 sales, placing them 17th nationally.

The number of East Perth sales was also a record for the suburb, beating the previous best of 32, in 2007.

That year, there were a record 52 $1m-plus unit sales in South Perth.

The inner-city Sydney suburb of Pyrmont topped the list, with 95 units sold, while just a few kilometres north, Mosman led the country for house sales, with 271 recorded.

RP Data national research director Tim Lawless said premium property markets generally provided stronger capital gains, mainly due to “inherently tight supply”.

However, they could be tricky for investors because rental yields were much lower, leading to cash flow issues.

Real estate hotspotsan average 34.4 per cent every year since 2000, compared to a national suburban average of 9.9 per cent for houses, and 8.1 per cent for units.

WA metropolitan home-owners appear to be the biggest winners in the country, with Perth accounting for 11 of the suburbs in the top 20 growth areas.

The other areas in the top 20 are Jindalee, Bertram, Hammond Park, Wattle Grove, Aubin Grove, Butler, Carramar, Darch, Sinagra, and Beeliar.

Only units in Oaksdown in Greater Hobart enjoyed slightly higher capital gain at 34.6 per cent, but house prices were highest in Perth’s semi-rural Herne Hill in the Swan Valley.

Local Elders Real Estate agent Ian Henry said prices started to skyrocket in 2005, after years of sluggish growth.

He said the area had wineries, breweries, top restaurants and café culture, while at the same time offering the benefits of a country lifestyle, such as tight-knit community and big blocks of land.

The city was only 20km away, and major shopping centres such a Morley Galleria.

“It seems like Perth only really discovered the Swan Valley a few years ago,” Mr Henry said.

He said growth had been sluggish this year, as in most areas, but was expected to pick up again next year.

The RP Data report said the top growth suburbs around the nation were mostly situated on the outskirts of cities.

“This is largely due to the fact that in most instances pricing has come from a very low base ten years ago,” said the report.

“Undoubtedly new development has helped boost prices in many of these areas.”

The report said that it was unlikely that these areas would enjoy the same level of capital growth over the next decade.

1. Oakdowns, Greater Hobart, unit – $275,000(median price) (34.6 per cent increase in 10 years)

2. Herne Hill, Perth, house – $595,000 (34.4 per cent)

3. Jindalee, Perth, house – $600,000 (33.3 per cent)

4. Bertram, Perth, house – $383,000 (33.3 per cent)

5. Blairmount, Sydney, house – $327,000 (33.3 per cent)

6. Hammond Park, Perth, house – $485,000 (33.1 per cent)

7. Beecroft, Sydney, unit – $520,000 (32.7 per cent)

8. Gunn, Darwin, house – $464,000 (32.7 per cent)

9. Wattle Grove, Perth, house – $450,000 (32.6 per cent)

10 Gardenvale, Melbourne, unit – $328,000 (32.4 per cent)

The public are being asked not to approach whales during their annual migration.

Several whales have been spotted near Perth, off Ocean Reef over the weekend.

Whales often seek out protected waters close to shore and if people harass them they are likely to leave the area.

Whales are not accustomed to people, and may defend themselves when approached.

People who get up close on surfboards and boats are at particular risk, as these whales may react violently, which can result in serious injury or death.

In Western Australia, boats must be within 100m of a whale by law.

You need to keep your distance so they can continue their journey without interference.

People should be able to enjoy the spectacular sight of  whales off Perth’s shores for the next few weeks.

If boats and surfers keep their distance, we can all get a view of these creatures from the beach as they pass through our waters.

A sick snake has been stolen from Perth’s northern suburbs, sparking a police hunt.                                                snake-article-420x0                                                       

The two-metre long carpet python was being cared for by the Department of Environment and Conservation at its wildlife research centre at Woodvale.

The centre was broken into some time between Friday and yesterday morning and police believe the python was taken then. It was being cared for due to illness and there are concerns for its welfare.

A police spokeswoman said it was not ordinarily considered dangerous, but was capable of causing a “nasty bite” which could be “particularly dangerous” to young children.

Article_perth-420x0This is turning out to be Perth’s driest start to autumn on record, taking at least 47 days to exceed just five millimetres of rain.   

Before this year, the longest it had taken to exceed five millimetres in autumn was 46 days and that was in 1994.

The rest of this week will be bone dry for southwest WA, much the same as the last three weeks. But rain is just around the corner.

The next rain will arrive in Perth early next week when a high finally moves east from the Bight and allows a front to make an impact on the southwest of the state. This will signal the turning of the season. Showers initially will be light but are likely to become more frequent and heavier as the week wears on as more fronts extend further inland.

Showers will even penetrate to inland areas which have been extremely dry recently. Lake Grace in the Great Southern has not had a drop of rain so far this autumn, the driest start to the season in 96 years of records.
