A FOUR-DAY heatwave is forecast to hit the Perth metropolitan area in the coming days, with authorities warning of a high bushfire danger.

Today the mercury is set to rise to 38C, followed by 41C on Sunday and Monday, then dropping back to 38C on Tuesday.

Bureau of Meteorology duty forecaster Andrew Mostyn said the searing conditions could prompt extreme danger on Sunday and Monday.

“It doesn’t appear as though it will be catastrophic for the fires but with the hot dry weather, it will probably be extreme,” Mr Mostyn said.

“On Sunday and Monday northeasterly winds will drag hot air from the inland Pilbara region down towards Perth.                                                                                                

“However, along the coast, there will be an afternoon sea breeze but it won’t penetrate enough inland to really affect the Perth temperature in the afternoon.”

Local swimming pools and metropolitan beaches are expected to be packed on Sunday as people seek relief from the heat.

The hottest January day ever recorded in Perth was 45.8C on January 31, 1991.

IT has been third time lucky for Gold Coast student Michael Shelley who has won the City2Surf in a time of 41:02 minutes.  city2surf

Striding down the home stretch to the finish line, Shelley was visibly relieved knowing that after three previous attempts, he had finally won the 14km race.

“It’s very exciting, it’s my third and I suppose it’s third time lucky,” he said.

Before the race, Shelley had spoken to his coach Dick Telford whose words of encouragement helped push him over the line.

“I was talking to my coach last night and he said just be confident in what you’ve done and just have a crack at it.”

After two previous encounters with the dreaded Heartbreak Hill, this year Shelley took it on knowing how to defeat the stamina killer.

“Just be a bit conservative up the (Heartbreak) hill this year than what you had in the past,” Shelley said.

“And it paid off when I got to the top because I could still run.”

Twenty-seven-year-old health consultant Ben St Lawrence came in second followed by 26-year-old high school teacher Clint Perrett.

Australia’s demand for IT support staff is currently soaring, promising potential applicants with faster immigration process. IT workers are at an advantage with Australia’s visa system, wherein applicants are categorized by points and are classified by age, language, skill, occupation and experience.                                                                          IT
 
According to the Australian Visa Bureau, over 23,000  UK citizens have migrated to Australia.
 
Australian Visa Bureau director Guy Bradley said, “As many IT professionals have critical skills needed throughout Australia, and/or are on specific state and territory sponsored lists, the government will fast-track them through the skilled migration process, and process their visas as a matter of priority.”
 
“Of course the lure of the glittering beaches, open spaces, and high quality of life down under will never be overlooked, but Australia is increasingly attractive to emigrants because it looks to be pulling out of the global recession sooner than Britain,” Bradley added.
 
IT positions needed require expertise in data warehousing, C++, C and C#, risk management, e-commerce security, SAP, Siebel, .Net, Cobol, Unix, Java, SQL Server, networking LAN/WAN and IT project management.

500_cabrio1FIAT HAS ANNOUNCED that the convertible version of its ever-so-fashionable 500 will be landing on Australian shores in the middle of next year; roughly a year after the car’s   European sales debut.

Exact specifications and pricing won’t be announced until the car’s local launch, but given the convertible packs the same mechanical hardware as its be-roofed stablemate, odds are high engine choices will be shared with the tin-top Fiat 500.

That means a 55kW 1.3 litre diesel, 51kW 1.2 litre petrol and 74kW 1.4 litre petrol should be offered, while a fuel-saving start-stop system will also feature on the 500C’s spec sheet.

But for many buyers it won’t be the engine line-up or economy rating that will be the 500C’s real drawcard. It’s all about looks, and in that department the diminutive Fiat ragtop doesn’t disappoint.

The Concept Plan and Structure Plan that details how the Ocean Reef Marina site should be developed and how it should look in the future.

The concept plan has been developed using feedback and input from the Community Reference Group, Ocean Reef Marina Committee (of Council) and the Ocean Reef Marina Steering Committee.

Based on input from the above, the key issues identified in developing the Ocean Reef Marina site were the provision of: 

• An iconic marina development accessible to all residents                                   ocean reef marina plan 
• First class boating facilities and infrastructure
• Quality marine recreation facilities
• Best practice environmental conservation and preservation 

The Ocean Reef Marina development has the potential to provide the City’s residents with a world class recreational, residential, boating and tourism marina, development that encapsulates high levels of environmental sustainability, community amenity and delivers economic growth and social benefit. 

Preliminary studies and research in the areas of environmental impact and sustainability, structure planning, coastal engineering and hydrology, and financial and commercial viability have been completed and indicate that the site does have the potential for a development of this nature.

fhog%20imageFirst home buyers now comprise a record proportion of the residential housing market after responding to low interest rates and the government’s revamped assistance package, economists say.

First home buyers made up 27.5 per cent of all home loans in March, a record since the Australian Bureau of Statistics (ABS) began the data series in 1991, and compared with 26.5 per cent of the total market in February.

The ABS data also showed that the housing market has recovered to its February 2008 levels, when interest rates were still being raised by the Reserve Bank of Australia (RBA) before a series of monthly cuts since September to a 49-year low last month.

The number of home loans for owner-occupied housing jumped to a 13-month high of 59,793 in March.

The 4.9 per cent rise in March was even sunnier than economists’ forecasts of a 4.5 per cent increase.

“The housing industry is one of the more interest rate sensitive sectors and its a positive that the response has so far been rapid,” ICAP senior economist Adam Carr said.

“The result clearly ads weight to the argument that the Reserve Bank of Australia has done enough.

“It’s lost on many that other central banks around the world are cutting aggressively to counteract a breakdown in the transmission mechanism. This isn’t the case here.”

Between September and March, the central bank cut official interest rates by 400 basis points to 3.25 per cent in a bid to stimulate a flagging economy.

In early April, the RBA cut the cash rate by a further 25 basis points to a 49-year low of three per cent.

The ABS data found that total housing finance by value rose by 6.7 per cent in March, seasonally adjusted, to $20.688 billion, while loans to investors rose by 4.7 per cent from a year earlier.

“It’s particularly positive that investors are coming back into the market from low levels,” Mr Carr said.

Housing construction rose 13.9 per cent, or 5,565, year on year.

Lending for new dwellings climbed 2,610, or 8.8 per cent, while lending to buy established homes climbed 51,619, or 3.8 per cent, since March last year.

JP Morgan economist Helen Kevans said the boost to the federal government’s first home buyers grant has lifted demand for housing, particularly for new homes.

“As expected, demand for home loans again was underpinned by first home buyers, owing to the attractive grant and improved housing affordability, stemming from lower interest rates and falling house prices,” Ms Kevans said.

“The bigger grant for new building largely explains the solid 8.8 per cent rise in loans issued for the purchase of new dwellings in March.

“In coming months, we believe grants will continue to underpin demand for home loans, particularly during the June quarter given expectations that the expanded grant will end on June 30, as originally planned,” she said.

The government’s first $10.4 billion stimulus package, unveiled in October, doubled the first home buyer grant for established homes to $14,000, and tripled it to $21,000 for newly-constructed dwellings.

There is speculation the grant for brand new housing will be maintained in this year’s budget while the subsidy increase for established homes is scrapped.

Ms Kevans expects the RBA to cut the cash rate by 50 basis points to 2.5 per cent in the second half of 2009.

Auctions can be fun, frenetic and financially dangerous. With several hundred thousand dollars or more on the line, the tension in the room can be palpable. The stakes are high for vendors and buyers, so you need to make sure you understand the process, because it is a battleground that takes no prisoners.

Real estate agents will take a property to auction for a number of reasons. Usually, it is because the market is booming and they feel confident of extracting a higher price. Sometimes, however, the auction may be forced as part of a deceased estate or liquidation.

Home buyers on the other hand may attend an auction because they have decided on a property and are prepared to compete to lay claim to it. Others are undecided and some are hoping that the auction may turn in their favour and they get a bargain.

How does an auction work?

An auction is usually held in an Auction Room hired for the occasion or on-site at the property itself. Before you bid, you need to register with the auctioneer, giving your name, address and telephone number. You will be required to show proof of identity such as a driver’s licence, passport or credit card. This is to ensure that once you have placed a bid, you are responsible for it and can’t skip the scene. You may be given a number to display that you hold up during bidding.

The auctioneer starts proceedings by explaining the contract, terms of the auction and a description of the property. Bids are then invited from the floor. Some people may ask a real-estate agent or other person to represent them if they can’t attend but they must notify the auctioneer in writing. Make sure that before you bid, you gain all necessary, termite, building, structural and engineering reports as well as crucial legal title information.
