Real estate hotspots revealed

Real estate hotspotsan average 34.4 per cent every year since 2000, compared to a national suburban average of 9.9 per cent for houses, and 8.1 per cent for units.

WA metropolitan home-owners appear to be the biggest winners in the country, with Perth accounting for 11 of the suburbs in the top 20 growth areas.

The other areas in the top 20 are Jindalee, Bertram, Hammond Park, Wattle Grove, Aubin Grove, Butler, Carramar, Darch, Sinagra, and Beeliar.

Only units in Oaksdown in Greater Hobart enjoyed slightly higher capital gain at 34.6 per cent, but house prices were highest in Perth’s semi-rural Herne Hill in the Swan Valley.

Local Elders Real Estate agent Ian Henry said prices started to skyrocket in 2005, after years of sluggish growth.

He said the area had wineries, breweries, top restaurants and café culture, while at the same time offering the benefits of a country lifestyle, such as tight-knit community and big blocks of land.

The city was only 20km away, and major shopping centres such a Morley Galleria.

“It seems like Perth only really discovered the Swan Valley a few years ago,” Mr Henry said.

He said growth had been sluggish this year, as in most areas, but was expected to pick up again next year.

The RP Data report said the top growth suburbs around the nation were mostly situated on the outskirts of cities.

“This is largely due to the fact that in most instances pricing has come from a very low base ten years ago,” said the report.

“Undoubtedly new development has helped boost prices in many of these areas.”

The report said that it was unlikely that these areas would enjoy the same level of capital growth over the next decade.

7. Beecroft, Sydney, unit – $520,000 (32.7 per cent)

8. Gunn, Darwin, house – $464,000 (32.7 per cent)

9. Wattle Grove, Perth, house – $450,000 (32.6 per cent)

10 Gardenvale, Melbourne, unit – $328,000 (32.4 per cent)

Brighton Estate in Butler – One of WA’s biggest construction site

Butler is said to be the biggest construction site outside the mining sector.

The Brighton estate is more than halfway complete, now offering more vacant lots for a total of $8.4 million. The largest block for sale is almost 16,000sqm in Captiva Approach, near Lukin Drive which is $3.25 million. Property developer Nigel Satterley said this block would be zoned mixed business allowing for multi-purpose use.  Another site overlooking the park in Brampton Avenue which is 6664sqm mixed used lot at $2.1 million.

Mr Satterley said the North-West-Metropolitan sector is the third fastest growing area in Australia for housing.  In the Brighton Estate there will be 6300 residential lots and eventually a population of 28,000 people.  It is the biggest project ever to be lodged under the WA Planning Commission’s Liveable Neighbourhood community design codes.  The plan includes 55 parks, artificial lakes, shopping village and community facilities.

$18 million for ten lucky schools

Ten schools in the northern suburbs were granted over $18 million in new funding as part of the governments stimulus package.

WA Chelsea fans bleed blue and white

BLUE and white blood runs in their veins. They eat, breathe and sleep blue and white, and bleed blue and white blood.            

Who are they?

They are the Perth Chelsea Football Club Supporters Group, and they might be coming to a pub near you.

About 70 people, some from the northern suburbs, make up the blue and white army, a small but dedicated band of followers whose mission it is to support and celebrate, lose and lament with the team from their Perth base.

Their fearless leader, president Steve Van Doorn, from Butler, co-ordinates the group’s activity, which mainly consist of late-nights and early mornings in various pubs or supporters’ houses to catch live telecasts of each game in the October to March season.

“The northern suburbs have a strong contingent of more than 35 members who have been meeting regularly in Butler, Quinns, Kinross, Banksia Grove or Landsdale for the last six years,” he said.

Mr Van Doorn said the group ranged in age, from the four- and five-year-old children of members, to men and women in their 60s, some London ex-pats whose passion for the round ball game followed them across the ocean.

FA Cup fever has gripped the group, with a Chelsea versus Everton final on Saturday, May 30.

“It’s a 10pm kick-off, which is really an early night for us considering the telecasts of most games start about 2.45am here,” he said.

“One of our members wore a ‘The Who’ T-shirt to a game we won so now he can’t take it off until we’ve won the final – it’s just a superstition but he wears that shirt like a badge of pride.”

The First Home Owners Boost has stimulated the retail, trade and finance industries, said the State’s biggest property developer, Nigel Satterley.

Mr Satterley, CEO of Satterley Property Group, said the increase in new home construction had had a positive effect on the building industry and businesses around thriving housing estates.

“At our big estates, like Brighton (in Butler), we have around 900 tradespeople and subcontractors employed at any given time,” he said. “Brighton is the biggest construction site outside of the resources sector and the work there keeps the entire suburb economically viable,” he said.

“Retail, for example, benefits enormously because young families use most of their disposable income on perishables such as fresh food . . . this keeps the local supermarkets and convenience stores busy.”
