Perth house prices set for biggest climb

The median price for a Perth house will pass $600,000 within three years as the city’s property market reclaims its title as the strongest and fastest growing in the country, a new report predicts.

The BIS Shrapnel residential property report forecasts house prices in Perth will climb an average 7 per cent a year for three years, pushing the median price to $610,000 from $500,000 today.

No other capital is expected to enjoy such strong capital growth, with even higher interest rates unlikely to slow the Perth market as much as others.

Senior project manager Angie Zigomanis said even though the Perth market slowed before other cities in 2007, conditions were improving on the back of another resources boom. Money flowing from commodities would soon push up house prices across Perth.

“With prices below peak levels in real terms and income in Perth set to grow substantially as the next round of resource expansion projects get up and running, solid price growth should continue,” he said.

“Nevertheless, further increases in interest rates will prevent the boom in prices that we saw in the last upturn.”

Mr Zigomanis said the median house price would climb 22 per cent by the middle of 2013. This growth would be quicker if the Reserve Bank did not increase interest rates in the next six to 12 months.

Growth at that rate would surpass other capitals such as Sydney (up 20 per cent), Melbourne (11 per cent), Brisbane (12 per cent), Adelaide (20 per cent), Hobart (12 per cent), Canberra (14 per cent) and Darwin (12 per cent).

House prices climbed rapidly through the second half of last year and into the first four months of this year.

Mr Zigomanis said this was directly because of record low interest rates in response to the global financial crisis and a “pull forward” of demand from the first-homeowner’s grant. Not only would house prices outpace inflation, they would affect rents.

“Even though overseas migration inflows are steadily easing, a deficiency of stock is still in place with dwelling construction below underlying trend,” he said.

Recent Australian Bureau of Statistics figures show a fall in loans for people buying homes but an increase in loans for investment properties. Financial market analysts do not expect official interest rates to rise until May next year.

New citizenship resource for schools

A new educational resource kit on citizenship will provide school children across the country with a greater understanding of our civic responsibilities and what it means to be an Australian citizen.

The school resource book – I am Australian: Exploring Australian Citizenship – is designed to assist teachers to deliver more in-depth lessons on Australian citizenship and civics to upper primary and lower secondary school students.

The Minister for Immigration and Citizenship, Senator Chris Evans, said the school resource book will help students better understand the meaning and significance of Australian citizenship.

‘Knowledge of Australian citizenship and civic responsibilities is important for all Australians, no matter how they became citizens,’ Senator Evans said.

‘This will be a valuable learning tool for all students, not only for those who have come here from other countries, but also for those who have lived all their lives in Australia.

‘It will also help students appreciate the contribution made to Australia by people from diverse backgrounds, whose journey to Australia was completed when they became citizens.’

The school resource book contains classroom activities which are linked to the curricula of each state and territory and are specifically designed for upper primary and lower secondary school students. The activities relate to Australia’s democratic beliefs, Australian citizen case studies and what it means to be an Australian citizen.

The Department of Immigration and Citizenship (DIAC) has been producing citizenship resources for schools since 2001. The updated school resource book coincides with the 60th anniversary of Australian citizenship.

Since the first citizenship ceremony in 1949, more than four million people from more than 200 countries have become Australian citizens.

Senator Evans launched the new school resource book with Hindmarsh MP Steve Georganas at the Plympton Primary School in Adelaide, where the Minister conducted a citizenship ceremony for a student and his father.

Zhenguo (Ken) Yang, 43, and his son Pengyu (Kevin), 11, from the People’s Republic of China, became Australian citizens after migrating to Australia in 2005. Mr Yang, a network engineer, came to Australia with his wife Qihong (Linda) Ling, who is studying nursing, to pursue better educational and career opportunities for the family.

‘I congratulate Mr Yang and his son Kevin on their decision to become Australian citizens,’ Mr Georganas said.

‘Citizenship represents a commitment to Australia and its people, the values we share and our common future. It also symbolises our sense of belonging to the country where we have been born or have decided to make our home.’

Flights ‘cheaper than a carton of beer’

TRAVELLERS can fly to destinations around Australia for less than the price of carton of beer thanks to cut-price airline Tiger Airways. 

As part of its latest discount assault on rivals Qantas, Jetstar and Virgin Blue, Tiger Airways has aggressively cut the cost of some of its airfares.

For a limited time some of Tiger’s one-way flights from Sydney to Melbourne cost as little as $25.51, the Gold Coast to Melbourne from $23.33, or Adelaide to Perth costs $22.78, including taxes, The Advertiser reports.

But there is a catch. While there are 30,000 seats available for various destinations, the price is for a one-way flight which must be taken on a Tuesday or a Wednesday between August 4 and March 24.

The discount flights aren’t available during the summer school holidays, from December 15 to January 27, or on March 9 and 10.

Tiger Airways says the fares include all fees and taxes, so in essence, it is giving away the seat on the plane.

The fares include up to 7kg of carry-on luggage, but passengers are charged $10 for up to 15kg and $35 for up to 25kg of check-in luggage. The one-way discount fares include Adelaide to Sydney for $28.76 and to Melbourne for $25.14.

“For the price of a couple of movie tickets or a few beers you can travel some of Tiger Airways’ most popular routes midweek,” Tiger commercial director Steve Burns said.

“While everyone’s tightening their belts in the current economic climate, it’s nice to know you can still take a short break or get that work-life balance back on track with incredible deals like this.”

Comparable airfares from Adelaide to Perth aboard Jetstar during the same period currently cost $79, with Virgin Blue’s from $89 and Qantas’s from $129.

King William Travel manager Sandra Cosic said people needed to be wary of what they received for a low fare, taking into account extra charges for luggage and other services.

“But there are some great deals out there,” she said.

Tiger’s 30,000-seat “Just Pay Taxes and Charges” sale is on until midnight tomorrow.

Tributes held across Australia today for Jane McGrath

I know if Jane were here today, she would have been so happy to see that so many Australian women and their families are being helped by the work the McGrath Foundation is doing each day.

Memorial services will be held across the nation today to honour breast cancer victims including Jane McGrath, one year after her death.

The McGrath Foundation, led by her husband and former cricketer Glenn McGrath has raised more than $5.5 million for cancer research.

Jane and Glenn co-founded the McGrath Foundation in 2002, to raise money for breast cancer nurses and to raise awareness about the disease.

The cancer campaigner lost her own battle with cancer on June 22 last year, sparking an outpouring of grief.

Today memorials will be held in the Art Gallery of NSW and at other sites across Sydney, as well as in Newcastle, Melbourne, Adelaide, Brisbane, Perth and Canberra.

Executive Director of the Foundation Tracy Bevan says it’s a significant day.

“Today is a hard day for us, but it’s also a very proud day. I know if Jane were here today, she would have been so happy to see that so many Australian women and their families are being helped by the work the McGrath Foundation is doing each day.”

The foundation currently has 45 McGrath Breast Care Nurses working in health care facilities across the country, with another eight to be placed in coming months.

House prices tipped to lift by 2012

HOUSE prices could rise by as much as 22 per cent during the next three years, an economic forecaster says.  

”The conditions are ripe for a sustained recovery in residential property prices,” according to BIS Shrapnel’s Residential Property Prospects, 2009 to 2012, report.

”Low interest rates, solid growth in rents and housing shortages are evident in most markets.

”However, the current economic malaise will mean confidence will only recover slowly during 2009/10.”

BIS Shrapnel senior project manager and study author Angie Zigomanis said that, at this stage, all of the action was occurring at the lower-priced end of the market.

This is due to a surge in first-home buyer demand as a result of the federal government’s first home owner boost scheme and low interest rates, he said.

BIS Shrapnel forecasts there will be 180,000 first-home buyers in 2009.

Although first-home buyer demand was expected to ease after the expiry of the government’s boost scheme at the end of 2009, upgraders and investors were expected to take the baton, Mr Zigomanis said.

”We expect rising confidence in the prospects for an economic recovery in 2010, so investors are likely to return in greater numbers, attracted by increased rental returns and low interest rates.”

Among the state capitals, Sydney, Melbourne and Adelaide will show the strongest price growth over the next three years, at 19 per cent.

More moderate growth is expected in Brisbane, Hobart, and Canberra, while price growth in Perth and Darwin is expected to be weak as the local economies of these cities are impacted by a decline in investment spending in the resources sector.

BIS Shrapnel estimates Sydney’s median house price at June 2009 to be $530,000, and predicts it will rise by mid-2012 to $630,000. Melbourne’s current median house price is estimated at $425,000, rising to $507,000 by June 2012.

In Adelaide, the median price is estimated at $360,000 and predicted to climb to $430,000 over the three years.

Among other cities around Australia, Newcastle and Wollongong are expected to benefit from the migration of residents from Sydney over the coming years.

The median house price in Newcastle is expected to soar 22 per cent over the three years, while Wollongong is forecast to see growth of 20 per cent in the same period.

In Brisbane, the average house is estimated to cost $391,000 now and is expected to cost $455,000 by mid-2012, an increase of 16 per cent.

Hobart’s median house price is estimated to be $335,000 and will rise by 15 per cent to $385,000 over the three year period.

An average house in Canberra is estimated to cost $440,000, increasing to $515,000 by 2012, a rise of 17 per cent.

In Perth, the estimated median house price is $425,000, expected to reach $475,000 in three years, up 12 per cent.

Darwin’s forecast median house price is $470,000, predicted to show an increase of 11 per cent over the three years.

For the Gold Coast, the Sunshine Coast and Cairns, BIS Shrapnel forecasts prices will increase by 14 per cent, while Townsville prices are expected to grow 13 per cent over the three years.

Giant liner will dock in Freo next year

FREMANTLE will host the biggest cruise liner ever to visit WA when the Queen Mary 2 squeezes into the harbour next year.
